The Home Buying Process
Begin With The Best. Begin your home search with the area market expert. I know about homes for sale BEFORE they come on the market. By meeting with me in person, I can better understand your specific needs in finding a new home. It’s important for me to know how you live as well as how many bedrooms you need.
Become Financially Pre-approved. Begin your home search knowing you are approved to buy. Become pre-approved for your mortgage with Dan Spisak, our Finance Manager at Howard Hanna Mortgage Services conveniently located in our Howard Hanna Chagrin Falls office.
Refine Your Home Search. After meeting with you to determine your needs I will help you refine your specific housing and lifestyle requirements and will present those homes which match your specified needs. As we start exploring the marketplace, your needs may change or become more defined. I will find you the perfect home.
Present The Offer to Purchase. Once we’ve found the home of your dreams, I will present a written offer to the seller, in person if possible. Once I present your offer, the seller accepts the agreement as written, rejects your offer, or makes a counter offer.
Reaching an Agreement. Through the negotiation process, you and the seller will agree on the price and terms, including closing and settlement dates.
Sale Contract is Executed. Once written acceptance of all price and terms is delivered, a sales contract is executed.
Mortgage Application Finalized. Secure your mortgage loan with your Howard Hanna Loan Officer.
Earnest Money In Trust Account. At this point, all earnest money must be placed in a Trust Account according to the terms in the purchase agreement.
Inspections Scheduled. I will keep you informed of all contract dates including the deadline to complete home inspections.
Ordering Title Insurance. Barrister’s of Ohio or the title company chosen by you will order clear title verification and title insurance for your new home.
Follow Up On Financing. Your Loan Officer will follow up on all details regarding the final mortgage commitment.
Your Mortgage is Approved. Review the terms with your Howard Hanna Mortgage Services Loan Officer, sign and then return to lender.
Purchase Home Owner's Insurance. Obtain homeowner's insurance, which is required by all lenders, prior to closing.
Confirm Closing. Establish the desired date of closing with your Howard Hanna sales associate .
Transfer of Utilities. I will provide you with a list of local utility companies and remind you when to call to have them transferred to your name.
Confirm Closing Costs. Get the final closing costs from your Howard Hanna Mortgage Services Loan Officer.
Bring To The Closing. Your escrow agent will contact you to schedule your closing and inform you of any documents or funds required to complete the closing process.
Welcome Home! Congratulations! Title has transferred, I will assure that you receive the title and keys to your new home.
